Property and Cancelation Policies

All direct bookings are prepaid, guaranteed reservations. A credit card is required at the time of booking and will be charged for the full amount. Though prepaid and guaranteed, we understand that plans can change and that it is sometimes necessary to cancel or modify your reservation. If necessary, your reservation can be cancelled or altered according to policy detailed below.

Cancellation Period

  • A minimum of 48 hours’ notice is required for all reservation cancellations or modifications.

Cancellation/Modification Process

  • Guests who booked directly via CampbellHouseBrevard.com must visit the website to cancel or modify their reservation. All others must make any alterations to their reservation via the provider they accessed to create their reservation, e.g. AirBNB, Booking.com, etc.


By making a reservation at Campbell House, guests acknowledge and agree to the terms of this cancellation policy. We appreciate your understanding and cooperation.

  • Total charges consist of a base room rate plus state and local taxes of 11.75% made up of NC state sales tax (4.75%), Transylvania County occupancy tax (5%) and Transylvania County sales tax (2%).


  • All rooms are maximum 2 person occupancy without the ability to add roll away beds, etc.


  • Please be respectful of other guests, including paying to attention to noise levels after hours. 


  • No smoking in the rooms or anywhere in the house or on the property, including outdoors. 


  • No pets.


  • Only registered house guests are allowed access to the home. No outside visitors are allowed to be invited into the house but are welcome to use the patio by the front door when accompanied by house guests.


  • Please keep safety in mind by not burning candles at any time. 


  • Be respectful of utilities usage by not adjusting heating or cooling to maximum levels, leaving doors and windows open while running the heat or air, etc.


  • There will be full accountability, including charges for repairs, for any damage to furniture, fixtures and any other equipment in the home. 


  • The gas logs have specific instructions for use that must be followed.
